What Is a Sunroom?
A sunroom is an enclosed living space with large windows or glass walls designed to let in maximum natural light while protecting you from the elements. Unlike a screened lanai, sunrooms are fully enclosed—creating true indoor space that can be heated and cooled.
In Florida, sunrooms go by many names:
- Florida room: Local term for enclosed porch or lanai, often with large windows
- Three-season room: Enclosed space comfortable for most of the year
- Four-season room: Fully insulated, climate-controlled space usable 365 days
- Solarium: Sunroom with glass or transparent roof for maximum light
Sunroom vs. Florida Room: What’s the Difference?
Florida Room: Typically a converted lanai with jalousie windows, acrylic panels, or single-pane glass. Often has concrete floor, ceiling fans, may or may not have HVAC. Traditional, casual approach.
Sunroom: Usually more substantial with insulated glass, proper flooring, and climate control. Features floor-to-ceiling windows. Often a new addition. Higher-end finish.

Do I need a permit?
Yes. Sunrooms and Florida room conversions require building permits in all Southwest Florida counties. We handle all permitting.
Will a sunroom increase my property taxes?
Possibly. Climate-controlled sunrooms may be assessed as additional square footage. The increase is typically modest compared to the value added.
Should I choose glass or acrylic?
For four-season with HVAC, insulated glass is recommended. For three-season or budget-friendly options, acrylic offers excellent value, safety, and flexibility.
