What Is the My Safe Florida Home Program?

The My Safe Florida Home program is a state-funded initiative administered by the Florida Department of Financial Services (DFS). It provides two key benefits to eligible homeowners:

  2. Matching grants up to $10,000 to fund recommended home-hardening improvements

Originally created in 2006 after the devastating 2004-2005 hurricane seasons caused $33+ billion in insured property damage, the program was revived in 2022 to address Florida’s ongoing property insurance crisis. Since its revival, the Legislature has allocated over $920 million in total funding.

How Much Money Can You Get?

Grant amounts depend on your household income level:

Standard Matching Grant (Moderate-Income Homeowners)

  • Match ratio: The state contributes $2 for every $1 you spend
  • Maximum state contribution: $10,000
  • Your share: 1/3 of the total project cost
  • Example: A $15,000 impact window installation = $5,000 from you + $10,000 from the state

Low-Income Grant

  • No matching required — 100% funded by the state
  • Maximum grant: $10,000
  • Low-income homeowners are also exempt from the $700,000 insured value cap

Important: This is a reimbursement program. You pay your contractor first, then get reimbursed after a final inspection confirms the work is complete. The grant does not need to be repaid.

What Hurricane Improvements Are Covered?

The program funds four specific categories of hurricane mitigation improvements, but only those recommended in your free wind mitigation inspection report:

1. Opening Protection (Impact Windows, Storm Shutters & Doors)

  • Impact-rated windows — single-hung, double-hung, picture, casement, and sliding glass
  • Hurricane shutters — accordion, roll-down, and panel shutters
  • Impact-rated exterior doors — entry doors and sliding glass doors
  • Wind-load rated garage doors
  • Impact-resistant skylights

Note: If your home already has compliant hurricane shutters, the grant cannot be used to upgrade to impact windows. The program does not allow exchanging one type of compliant opening protection for another.

2. Roof-to-Wall Attachment

Reinforcing connections between roof trusses and exterior walls with hurricane clips, straps, or structural connectors to prevent roof lift-off during high winds.

3. Roof Deck Attachment

Strengthening the bond between roof sheathing and trusses by upgrading nail patterns, sizes, and fastener spacing for improved wind resistance.

4. Secondary Water Resistance (SWR)

Installing self-adhered modified bitumen underlayment on the roof deck to create a waterproof barrier that prevents water intrusion if shingles or tiles blow off.

What’s Not Covered

Screen enclosures, pool cages, standard lanai enclosures (unless they include impact-rated glazing), acrylic windows for screen enclosures, sunrooms without impact glazing, and cosmetic renovations are not eligible for MSFH grants.

Eligibility Requirements

To qualify for the My Safe Florida Home program in 2025-2026, you must meet all of these requirements:

Property Requirements

  • Property type: Site-built, single-family home or townhouse (max 3 stories)
  • Primary residence with active Florida homestead exemption
  • Building permit issued before January 1, 2008
  • Insured value: $700,000 or less (Coverage A / Dwelling) — low-income applicants exempt
  • Mobile and manufactured homes do not qualify

Income Requirements (2025-2026 Cycle)

The current funding cycle is restricted to low-income and moderate-income homeowners only:

  • Low-Income: Total household income at or below 80% of the area median income (AMI)
  • Moderate-Income: Total household income below 120% of the AMI

Visit mysafeflhome.com and create a homeowner account on the Applicant Portal. Processing takes 2-6 weeks.

Step 2: Request Your Free Inspection

Apply for a free wind mitigation inspection through the portal. A state-certified inspector will evaluate your home’s hurricane vulnerabilities. Scheduling typically takes 2-4 weeks.

Step 3: Receive Your Inspection Report

Within 5-10 business days, you’ll receive a report identifying specific recommended improvements. This report can also be submitted to your insurance company for immediate premium discounts — even if you don’t pursue a grant.

Step 4: Complete the Prioritization Survey

Critical step: Over 30,000 homeowners have missed this income prioritization questionnaire, causing their applications to stall. This determines your priority group for grant processing.

Step 5: Submit Your Grant Application
